Eight decisions worth documenting before opening a gym. They do not guarantee commercial success, but provide a practical basis for planning and comparing offers.

1. Define who the space serves

Identify the audience and service: club, studio, hotel, workplace or residential facility. Describe a normal operating day, not only an impressive opening image.

2. Establish what the site allows

Obtain a measured plan and check permitted use, access, building services and applicable requirements with the relevant professionals.

3. Plan how people move

Mark entry, circulation, waiting and storage. Review the layout for simultaneous use, not only with the equipment idle.

4. Allocate space to activities

Match cardio, strength, functional and studio areas to the service plan. There is no universal equipment list for every facility.

5. Specify the floor

Connect each activity area to a suitable flooring product, subfloor and installation method. Review noise, thresholds and material transitions during planning.

6. Clarify the complete budget

Compare equivalent quantities and services. Separate delivery, installation, site works and operating costs to see the whole commitment.

7. Assign operational responsibility

Assign cleaning, inspections, service requests and staff guidance. Keep model-specific instructions accessible to the team.

8. Review before opening

Review defects and outstanding work with the relevant professionals. Record handover, final specifications and unresolved items; a polished photograph is not a substitute for that review.
